Title: Building a new shop.

It's been a long time in coming.
I've been working with so little space for so long that having a shop will seem strange.
I started this project 5 years ago when I bought the property.
Since then it has been one delay after another.
Despite all odds, I received the permits last week (turns out they were 14,000 more than originally quoted from a local government employee) and we are just starting construction.
I'll post updates as we progress.

$14,000 plus in fees alone? OUCH! :-o
Projects like this are a long, tough fight. The end result is well worth all the grief.

Yeah, the permits were over 20K.
That was 20% of the construction cost.
I'm not sure what jobs the city is trying to create but if it's to support their own jobs then who am I to question their high fees  :-D

Well..... Right now I have over 15,000 Used dirt bike parts, and several bikes that need a new home.
I'm sick of working out of my garage  :lol:

This style of building is a pole building.
The floor is poured after the outer structure is built.

 But seriously.. with the way things are going economically, you should continue to do well as lot's of us are keeping our bikes longer, and restoring & or racing vintage bikes seems (to me anyway) to have picked up considerably in the last few years.

I wish it was that big as you can never have too much storage  :-D
I did want to build it bigger but the City wouldn't let me.
For every sq foot of storage space I have to have X amount of parking and vegetation (Really)
Then, for every sq ft of office space I have to have a greater amount of parking and vegetation.
To top that off, the city is making me recover all the water from the roof and the parking lot and run it through a system that tries to put that water back into the ground.
I have been told that they usually plug up and are a waste of time unless all the property around you does the same thing.
Otherwise their extra water runs onto your property which overloads your system.
Oh well, I guess the bureaucrats have to figure out new ways to justify their jobs which is a oxymoron if you really think about it :-o
If you work for the city, I'm just kidding.... Not really....  :-P

My shop is in Eugene  :-)
Yes, we will have local hours.
It will probably be something like 3-5:30 Mon - Fri.
I'm still negotiating with my employees and may hire another depending on how local sales go.
It's been a real bummer not having local pickup but my neighbors were pitching a fit over all the cars and traffic and to be honest, I don't blame them.

I grew up in Elmira..... I knew a guy worked at Eugene Suzuki a long time ago that was about the best bike and jet ski mechanic I have ever worked with.  Good times.  Good luck with your shop,  I will come see you next time I am in your neck of the woods.

We will be at HorseFall on Sunday either bullrun or the beach, if you get the itch to through some sand.

I always tell my guys to try and give the kind of service we would like to receive when we buy something.
Your right, the shop will be too small very soon.
Unfortunately it's the biggest the city would let us build  :x
On a positive note, it is tall enough for a second floor and we are building it with the foundation and supports already in place as my goal is to have the 2nd floor done within a year.
After we fill it up we will think about buying an old saw mill and expanding  :-D

Looks great. Glad you are able to do this. I wish I could afford to build like this and get my own business started. Don't know what it would be but I do know I'd be building all kinds of stuff lol.

I really appreciate it.
I started this business 9 years ago and unfortunately I didn't know what I was doing so it took a few years to figure out what I wanted to do. Once I got it rolling I stayed with my day job for 5 years until I had a good amount of inventory to sell.
Mean while I invested everything I made back into the business.
It was really hard because of all the new bikes that were tempting me to buy them :-D
Anyway, it's been a long road to this point as I didn't have a nice little nest egg to start with.....
If you ever need anything from me again, PM me through KX Riders, tell me what items you need and I'll see how sharp my pencil can go  :-)
Just check the inventory first because if you don't see it in my store, chances are I don't have it.

 You must be a whiz at keeping track of all that stuff Blaster!  I have a hard time keeping track of whats in my 1 1/2 car
 (well supposed to be able to get a car in) Garage.

Hello Tuck\o/.
I originally had piles of bikes on my garage floor.
Then after the kids ran through a few times, kicking parts as they passed I came to the conclusion that I had to do something different  :?
So after a lot or trial and error I found the perfect sized plastic totes.
For a while it was easy to keep track.
Then we started getting multiple bikes of the same model.
So, we started writing the date on the totes and the model of the bike.
We have codes on our ads that tell us what date of bike the parts were sold from.
As long as nobody mixes the parts up or messes up on the date codes were golden.
It seems that once or twice a week we are left scratching our heads  :-D
Most of the time it's an easy fix.
Once in a while we are forced to give a full refund and beg for mercy :cry:

For interchange info, I look it up in the book, then I record it for other people to see:

Someday I want every part to have a link to pictures with measurements.

Very nice work there!... 
Going along ALOT faster than mine did.. (I spent 3 hours every night after work with a shovel digging my foundation, as I didnt have the money to rent a bobcat or help..)
Just remember what I learned... No matter how big your garage.. You WILL fill it..

I calculated my inventory and it's already too small  :x
The city would only let me build it as large as what I did.
When I get all of the second floor done later this summer I should be about even.
Then I have to look at another building  :-o

We are suppose to have our under ground water storage tank this weekend.
If it gets here on time my contractor thinks it will be 2 weeks from that before we are done.
Then we will see how long it takes the city to let me in.....

As I was taking out a loan against my house to build this shop my wife asked right in front of the load officer, "What happens if we can't make the payments on the house?" (After 26 years of marriage I still have no idea what she is thinking)
My reply with a smile was, "We can always live in the shop."
As a side note, that door is big enough to take most full size trucks.
We could only build it so tall without interfering with our second floor :-)

As I was taking out a loan against my house to build this shop my wife asked right in front of the load officer, "What happens if we can't make the payments on the house?" (After 26 years of marriage I still have no idea what she is thinking)

LOL! As it sits right now my truck is 7'6" tall and getting taller this summer. Putting on 2"-4" more inches of lift and 40"-44" tires unless one of my friends cons me into going with bigger tires.

you just need some little rollers like the little tires they use to transport monster trucks. my dad had a truck with 2 foot lift a 44's and he would pull valve cores out and pull it in the garage on flats. it would rust rub the seal on the garage door on its way in.

I was originally going no bigger than 37" military OZ tires. Met a guy from greatlakes4x4.com and he hooked me up with my 38.5x16x16.5 TSL's on the rims I needed for the price of 2 new ones. They had almost 3/4 tread which is almost an inch deep lol. He is currently looking for some 42" TSL's or Iroc's for me. My exhaust stacks are getting put in this weekend. I'll have to post some pics once I'm done with those.

What kind of heat are you going to run in your shop? Or does it even get cold enough there for heat? How's progress?

Yes, it gets cold enough to need heat.
It usually snows in the winter but most of the time it doesn't stick around for long.
We usually get about a month or so of freezing weather.
We are going to use whatever heating and AC unit my contractor is putting in.
I don't know the first thing about it.
We should get the plumbing and electrical final tomorrow.

Hello.
Yes, they have storm drains.
The purpose of the underground storage tank is to collect the water from the building gutters and the parking lot and run it into the tank. From there it goes into some leaching lines in an effort to return as much of the rain water back into the ground water as possible.
Whatever the system can't handle will over flow into the storm water drainage.
This system works great if all the surrounding property has the same systems.
In our case they don't.
So, their water will go into my parking lot and flood my system, unless I had several thousand more dollars to spend, which I don't.
It's another case of a good idea being poorly executed.
That's what government bureaucracy is for  :-D

It's approximately 5' x 5' x 8' deep.
Mostly they make you put it in to capture and filter the rain water.
Nice truck.
Reminds me of my dad's 76 Chevy Scottsdale with a few modifications of course  :-o

They are hooking it up today.
That thing is 8' deep!
I'm not sure when we are going to break the street up and run the lines across but it should be soon.
We may have the parking lot done in a few weeks.
List of things to do (As far as I know)
Finish electrical work.
Insulation and drywall.
Install the heating and AC.
Install the hot water heater, sink, toilet, grunt bars, and dispensers.
Get the internet hooked up.
Painting
Seal the floor
Make a sign that says I can't stack anything above 12' and I have to paint a red line all the way around the inside at 12'.
Finish grading the parking lot and pave it.
Make a handicap parking space (Lots of those guys are getting into motocross).
Paint the parking lot lines.
Install bicycle parking space and lock up rack.
Plant city required trees, shrubs, and grass.
Get the final from the city.

I did not see that comin at all. Good find. Glad to see the kid back on a bike but I was nervous watchin the video.

That tank doesn't seem very big. Seems like you'd have to get it cleaned out at least once a year from people throwing trash in it.

Make sure to password your internet very well cuz there are a**holes like me that will leach off you so they don't have to pay for it. I have toys to dump my money into lol

I had a friends when I was growing up that raced BMX with me.
He had 1 leg and half an arm missing.
He did the jumps and actually placed third in one race.
He now rides a KX500 so go figure  :-D
I use a secured system for internet so no leaches, unless you count my night watchman who will live on site.... :roll:

Picked up a Handicap parking sign, mail box letters (They changed my address), Unisex bathroom sign, and more keys for my guys.
Parking lot is being prepped for pavement.
Hopefully Feb 15th we'll be done but we'll see..

Just found out today that our upstairs joists (2x12) were suppose to be 12" on center.
The contractor put them in at 16" on center.
So, he has to put in more joists to get the 125lb per foot rating that the city requires for storage space.
It's a bummer because we don't need 42 tons of capacity for that floor space.
We can have the floor re-engineered but we would have to go through the city process and it's actually cheaper, faster, and easier to just add the extra joists.
The city should be doing some more inspections today so we should be go for insulation, drywall on the ceiling, and OSB on the walls next week.
Also, we should be ready to dig up the street to run drainage next week so we are getting closer.

Why would you feel the need to heat "HOT" water? Generally cold water is fed into the tank which then heats the water. Hence "water heater" :-) Couldn't resist.

When I first envisioned this project I had no intention of putting any concrete down except for the office area.
The City had other idea's  :x
I wish I could have done it sooner but with the economy being what it has been for the last 3 years, the banks wouldn't loan any money no matter how good my credit and business model was.
I finally had a buddy who runs a bike shop tell me about his bank.
I went down there and a week later I had what I needed to finish it.
Of course you have to consider too that 9 years ago I didn't own a motorcycle  :-o
So it took me a while to figure out what I was doing..
Then again I'm still working on that  :-D

The contractor is taking the rest of the week off because we are waiting for the stamped plans from the engineer.
The city won't sign off until we have the plans.
So, hopefully on Monday we will get the stamped plans, get it inspected so we can do the finish work to the office.
The concrete has been stress cut so were pretty much at a stand still  :x

I know, I know.... Not much that I can do.

Putting one in was an after the fact deal.
So, we had to have the plans re-engineered because we had to frame in the opening and put in a header.
The Engineer gave us the plans but they are not stamped, so here we sit,,, :x
Then again I have waited this long, I can be patient a little longer.... I hope...

The hardest part for any new employee is taking apart a perfectly good motorcycle.
When I first started I got up to about 75 bikes because I just couldn't bare to take them apart.

What is really funny is the look on a bike sellers face when they are getting ready to leave our shop after selling us their bike.
One of the first thing we do it take some bolt cutters to the chain.
I have had people literally start yelling and screaming... "WHAT ARE YOU DOING???" "YOUR NOT GOING TO PART IT OUT???"
Yep, that's what we do  :-D
Then I tell them, "Just think about it this way. You have enjoyed you bike for years. Now, we are going to help about 50 other people feel the same way about their bike."
It doesn't usually help  :cry:

As I was watching the contractor put the insulation up in the ceiling I was reminded why I like doing bikes.  :lol:
We had a City inspector out at noon but I wasn't able to find out what the story was.
I'll find out Monday.
Right now it looks like we have the drywall to do, bath fixtures, bicycle parking inside and out side, fire extinguishers, parking lot paint, tire bumpers, handicap hardware, some signs that read, "Do not stack anything above the red line by order of the fire Marshall." Finish electrical, Cable internet, set up the network, build the work benches, paint, and start moving parts in.
Should have it all done by tomorrow morning at 9  :-D

I would guess about 90-95% done.
The contractors estimated date of completion is two weeks.
But then I have to build counters and work benches.
No to mention hundreds of feet of rack systems.

The heating and AC unit is in.

I was right!

Now we'll see how long it will last  :-D

We received the final on the Electrical.
The plumbing is being inspected tomorrow.
The painting is done... I think.
I ordered the signs required by the Fire Marshall.
They should be done early next week.

We are swamped..... It's both good and bad because I need the money but sometimes I can't give as much customer service as I am used to.
For instance I have several requests for measurements on "Custom" applications.
I can tell them what the parts will fit but I don't have the measurements handy.
My parts are all about an hour drive from each other there and back.
I am moving parts every day and trying to keep up with a bunch of shipping.
Plus, I am working to get the shop done.
Oh yeah, family time and me time......
So, for the mean time I have to apologize and tell them I can't do it.
It doesn't win you many friends when you say no, even though getting measurements for custom applications are a huge waste of time as they almost never buy.
What can you do?

But I knew that it wasn't going to be big enough until I can finish the entire second floor.
All it will take is another 20k or so :-o
The internet will be hooked up on Tuesday so I need to get all my network plugs installed and start making patch cables.
There will be no wireless as it it too easy to hack most wireless routers.
If it will stop raining for a few days, I can get the drive way completed, paint some lines and hang the open sign.
Since this is Oregon that should happen around August  :lol:

We are getting the downstairs supports for the second floor done.
Once that is complete then we can start assembling all our racks and start getting this mess organized  :lol:

4-18-11 was our first full day at the new shop.
What a job getting everything over here.
It will be weeks if not months before everything is all organized and put away but at least we can get some work done.

Yeah I had a 72 DT175 that was the same bike when I was 12.
Even the color was exact.
I would keep it and ride it but the bike sat outside for the last two years and the chrome is a bit too far gone for me to restore it  :cry:

Hey Tuck.
The Eugene city council has ran a lot of businesses out of the area over the years.
I don't mind all the rules, I just wish they had specified the rules up front.
Every time I think I'm done I get hit with another project that needs to be done at X amount more....

We part out all kinds of bikes in all kinds of condition.
A lot of what we get is good running bikes.
There simply isn't enough clunkers around to keep us busy.
The Husaberg runs but I think the crank is loosing a bearing and the previous owner didn't want to fuss with it.
Which is the other problem, here you have a nice bike that if everything is primo it is worth 1200-1500.
If your not a mechanic it will cost a bundle to put a new crank in it or get it re-built.
Then, you have more into it then it is worth.
Sometimes you have to cut your losses and visit us, we like it  :-D

It would be very nice to have the extra room, but even if I had the money to do it right now, I couldn't afford all the steel for all the new racks.....

That is a really nice setup you have. I hope your hard work and expense works out for you, if your like me it will be very enjoyable tinkering and learning about bikes. There used to be a "bike wrecker" here in BC and the place was a total disaster, parts lying everywhere, mixed up and unmarked! I wish I took a picture as Im sure you would get a good laugh.

Since I am primarily an online dealer I gave little thought local advertising.
After over a year I finally got some signs up  :-D
